Don Gregory by Dunas: Beachfront and Adults-Only in San Agustín

Most adults-only hotels in the south of Gran Canaria trade beach proximity for something else — nightlife, a quiet inland setting, a lower price. Don Gregory by Dunas doesn't really make that trade. It sits directly on Las Burras beach in San Agustín, with guests reporting genuine beach access just a few hundred metres — sometimes closer — from the front door, and it's built specifically for adults (16 and over) who want that beachfront position without a family holiday's noise level attached to it.

Location: on the sand, not near it
This is the hotel's real distinguishing feature, and it's worth being specific about it rather than just calling it "beachfront" the way most hotel copy does. Multiple sources place it within a five-minute walk — some say considerably less — of Las Burras beach, with several describing direct beach access from the property itself. The San Agustín Shopping Center sits directly across the road, giving you cafés, restaurants and bars within easy reach without needing transport. Playa del Inglés' busier centre is a short drive away — around ten minutes — rather than walking distance, which suits the hotel's overall positioning: close enough to reach nightlife and a wider choice of restaurants when you want it, far enough to keep San Agustín's noticeably calmer atmosphere the rest of the time.
For day-trip planning, Maspalomas Golf Course is around 15 minutes away, and Aqualand Maspalomas — covered in our separate guide — is roughly a 15-minute ride, making a water park day genuinely easy to combine with a stay here.

What's changed since the 2017 renovation
Don Gregory underwent a full renovation in 2017, and it shows in the parts of the hotel that tend to age fastest: the spa and wellness centre and the fitness room are both relatively recent additions rather than dated leftovers. The spa runs a traditional hammam, sauna and jacuzzi, with massage and other treatments available at an extra charge — standard practice at this category of hotel, but worth budgeting for if a proper spa day is part of what you're after.
The 154 rooms are air-conditioned, each with a private balcony or terrace, and the property markets Atlantic views as standard across its doubles and suites rather than as a paid upgrade — a genuine point of difference from hotels where a sea view costs extra. Rooms come with satellite TV, and a minibar and safe are available to hire.

Pools, food and how the day actually runs
There are two outdoor pools, one of which is heated — useful outside the height of summer, when an unheated pool on this island can still run cooler than you'd expect. A poolside snack bar covers casual daytime eating, while the main restaurant runs a buffet with regular themed dinner nights, and a separate à la carte restaurant serves Mediterranean cuisine with ocean views for a more sit-down evening. Evening entertainment runs under what the hotel brands as its "Canarian Way" programme — animation and activities pitched specifically at an adult audience rather than the family-entertainment format most resort hotels default to.
Tennis, table tennis, a gym, and bike rental round out the on-site options if you want to do more than sunbathe and swim.

What guests actually say
Don Gregory sits at #26 out of 415 hotels in San Agustín on Tripadvisor, rated 4 out of 5 across more than 2,200 reviews — a solidly strong result for a hotel this size. Recurring praise centres on the beach position, the sea views from the rooms, and the calm, adult-oriented atmosphere that the 16+ age policy actually delivers rather than just advertises. The wellness area and the renovated feel of the property also come up positively often enough to be worth noting, a fair reflection of the 2017 refurbishment doing its job.
As with most hotels at this level, a handful of extra costs are worth knowing about in advance: fitness classes and massage therapy carry an additional charge, as do some spa treatments, and it's worth checking current terms on your specific booking channel before you arrive so nothing at the spa desk comes as a surprise.

Who it actually suits
This is a strong choice for couples specifically prioritising a genuine beachfront position along with proper spa facilities, in a hotel where the entire atmosphere — from the entertainment programme down to the guest mix — is built around adults rather than families. It's a considerably weaker fit if you want to be in the middle of Playa del Inglés' nightlife on foot; San Agustín's whole appeal is being calmer than that, and Don Gregory leans into it rather than fighting it.
